Who professional pressure washing is for, and who should look elsewhere
Professional pressure washing is for owners whose outdoor surfaces are sound but dirty, stained or overgrown, and for anyone preparing a surface for repairs or a new coating. It is not the answer for faded colour on its own, sunken or broken paving, indoor floors, new paving or line marking, and we say so openly.
Send us a photo and the m²Which villa owners benefit most?
Villa owners benefit most when their driveway, terraces, paths and pool surround are structurally fine but have gone grey, green or black. A clean brings back the original look without any building work.

Owners of larger plots with several paved areas often gain most from a single visit covering everything, because the whole property then looks consistent. The patio and driveway cleaning page explains what each clean includes.
It is also a good fit for owners planning to sell, since outdoor areas feature in every listing and viewing, and for anyone who simply wants a slippery path or step made safer to use.
Is it a good fit for holiday rental hosts?
Yes, it is often a very good fit. Outdoor areas appear in listing photos and shape guests' first impression, and slippery growth on steps and around pools is worth removing before guests arrive.
Rental hosts usually need the work scheduled between stays and documented with photos, both of which we arrange. If the colour is also tired, the clean can be the first stage of a recolour planned for a quieter period.
What about owners who live abroad?
Owners who live abroad are among the people who benefit most, because they cannot easily do the work themselves and often only notice the change in their surfaces on their next visit.
Everything can be handled remotely: photos for the quote, access through a key holder or property manager, English communication and before-and-after photos when the work is done.
It also suits owners who split the year between Spain and home and want the outdoor areas ready for their own arrival. Booking the clean for the week before you fly in means you open the gate onto a driveway and terrace that look cared for rather than a list of jobs.
Is it for communities of owners?
Yes. Communal garage floors, ramps and community car parks collect oil, dust and slippery growth, and a clean planned zone by zone keeps disruption for residents low. Decisions go through the administrator and, where needed, the owners' meeting.
The communal garage cleaning page covers how the work is organised and what the Ley de Propiedad Horizontal says about conservation work and improvements.
Who is professional cleaning not right for?
Professional cleaning is not the right answer when the problem is not dirt, or when the job is outside existing outdoor surfaces.
| Situation | Better route |
|---|---|
| Faded, bleached colour | Clean as preparation, then recolour |
| Sunken areas, rocking slabs, wide moving cracks | Builder or paving contractor first |
| Indoor floors in the home | Not our work |
| Industrial warehouse slabs | Not our work |
| New paving or new concrete | Not our work |
| Parking line marking and numbering | A line-marking specialist |
| Structural surveys and design | A qualified professional |
We would rather tell you this now than take on a job that will not give you what you want.
What about surfaces that were painted before?
Previously painted surfaces are a good fit if the paint is peeling and you want it gone, or if you want the surface prepared for a new coat. They are a poorer fit if you want to keep a fragile old coating untouched, because loose paint will lift during any thorough clean.
The old paint removal service explains how loose and bonded paint are treated differently.

How do you know which group you are in?
Send a few daylight photos and tell us what bothers you about the surface. If cleaning is the right answer, we will quote it; if it is not, we will say what is.
Before hiring anyone, it is also worth reading our checklist for choosing a pressure washing company, and if you are weighing a clean against a recolour, the article on cleaning or recolouring.
Frequently asked questions
Is pressure washing worth it for a small terrace?
It can be, especially if the terrace is shaded and slippery or heavily stained. For a very small, lightly dirty area, the cost of organising a visit may be high relative to the result, which we will tell you honestly.
Do you work for property management companies?
Yes. We coordinate with property managers on access, timing and photo documentation on behalf of owners, and can quote several properties if needed. We can also handle several properties in the same area, which helps managers with a portfolio of villas. Quotes and photos can be sent directly to the management company.
Do you work for businesses?
We clean existing outdoor surfaces such as car parks and paved areas. We do not work on industrial warehouse floors or indoor floors, and we do not paint parking lines. Outdoor customer car parks and paved forecourts are within our scope. Send photos and the area for a quote.
Can you help if my driveway has sunk?
Not with cleaning. Sunken areas mean the base underneath has moved, and that needs a builder or paving contractor. We can clean the surface before or after that work if useful. Cleaning a sunken area first can help the contractor see the extent of the problem.
Is it suitable for a newly bought resale villa?
Often yes. A clean shows the real condition of the outdoor surfaces, which helps new owners decide whether they need repairs, a recolour or simply regular maintenance. It is also a good time to find out what the previous owner applied to the surface, if anything. Any old paint or sealer affects how the surface is cleaned.
Can tenants book a clean?
Tenants can contact us, but work on the property usually needs the owner's agreement. We are happy to quote and send the details to the owner or the managing agent. Clear permission avoids misunderstandings later. A short message from the owner is enough.
Do you clean indoor garage floors in private homes?
No, we do not work on indoor floors in private homes. We do clean outdoor garage aprons and carports, and communal garages managed by a community of owners. If you are not sure whether your garage counts as indoor, send a photo. Carports open on one or more sides are usually within our scope.
Is it for owners who want a new colour?
Yes, as the first stage. A recolour always starts with a thorough clean, followed by repairs, edge cut-in and two coats of synthetic resin paint. Without that clean, the new coat would bond to dirt rather than to the concrete. Seeing the clean surface also helps you choose the colour.
What if I am not sure my surface is suitable?
Send photos. We will tell you quickly whether it is something we take on, and if not, what kind of specialist you probably need. A wide shot and a close-up are usually enough to decide. If the job is outside our work, we try to point you in the right direction.
Do you work outside Marbella?
Yes. We are based in Marbella and work across Malaga province, along the coast and inland. Send your location with your photos. Inland villages, the Axarquía and the western coast are all within reach. Distance mainly affects scheduling, so the earlier you get in touch, the easier it is to plan.
