Communal garage cleaning and garage ramp pressure washing for communities of owners

We pressure wash communal garage floors, ramps and community car parks for residential developments on the Costa del Sol, working zone by zone so residents can keep using their spaces. Oil, tyre marks, dust and slippery growth on ramps come off; painted parking lines and bay numbers are not part of our work.

What does communal garage cleaning include?

Communal garage cleaning covers the floor of the parking areas, the circulation lanes, the ramps and the entrance apron. On request it can extend to outdoor car parks and paved access roads within the development.

  • Dust, grime and tyre marks on circulation lanes and bays.
  • Oil and fuel patches concentrated in individual parking spaces.
  • Green or black growth on ramps and in damp corners, which makes them slippery.
  • Loose, flaking paint on floors that were coated in the past.
  • Debris swept into corners, drainage channels and around columns.

Oil patches get a targeted treatment as on our oil stain removal page; old flaking coatings are handled as described under old paint removal.

How is a community car park cleaned while residents still use it?

A community car park is cleaned in zones, agreed with the administrator in advance, so that only part of the garage is closed at any one time and residents know exactly when to move their cars.

  1. The administrator or president sends us a floor plan or photos and the approximate area.
  2. We propose a sequence of zones and the access arrangements.
  3. The community notifies residents which zone closes when.
  4. Each zone is cleared, cleaned and reopened before the next one starts.
  5. The ramp is usually scheduled when traffic is lowest, as agreed with the community.

Cars left in a zone that is due to be cleaned slow everything down, so clear notice to residents is the single most useful thing a community can do.

We do not mark, paint or number parking bays. If the floor is recoloured, line marking has to be arranged separately afterwards.

What information does the administrator need to send us?

A good quote for a community needs a few concrete pieces of information, and having them ready saves a site visit or two.

  • The address and the name of the development.
  • Photos of the lanes, a few bays, the ramp and the worst oil patches, taken with the lights on.
  • An approximate floor area, or a plan if the community has one.
  • Where water can be taken from and where the drainage channels and grates are.
  • Opening hours of the garage door and how access works for us and for residents.
  • Any restrictions from the community's own rules, such as quiet hours.

With that, we can propose zones and dates, and the administrator can share the plan with owners, including those who live abroad and follow community matters by email.

Why do garage ramps need special attention?

Garage ramps need special attention because they combine slope, tyre wear and, very often, poor drainage at the bottom. Water and dirt run down and collect, and the shaded lower section is where slippery films grow.

We clean ramps working from the top down so dirty water does not run back over cleaned areas, and we pay attention to the drainage channel at the foot of the ramp. Where the ramp surface itself is worn or broken, our sister site on garage ramps covers repair and renovation.

What does the Ley de Propiedad Horizontal say about this kind of work?

Under the Ley de Propiedad Horizontal (Ley 49/1960), work that is necessary for the proper maintenance and conservation of the building and its common installations is mandatory and does not require prior agreement of the owners' meeting (art. 10.1.a). The meeting decides how the cost is shared and the payment terms (art. 10.2).

Improvements that are not required need the agreement of three-fifths of the owners representing three-fifths of the shares (art. 17, rule 4). Other agreements need a majority of owners representing a majority of the shares (art. 17, rule 7).

Whether a particular clean or renovation counts as necessary conservation or as an improvement is a decision for your community and its administrator, not for us. We provide photos, area and a clear description of the work to support that decision.

Where does the dirty water from a garage go?

Wash water from a garage carries oil, rubber, dust and sometimes paint flakes, so it must not simply be sent into the sewer. Málaga city's sanitation regulation prohibits discharging water-immiscible solvents, paints and pigments that normal treatment cannot remove, and solids that can obstruct the network.

For other municipalities we have not verified the rules (to be verified), so the community should confirm with its ayuntamiento. We look at the garage drainage, separators and channels during the assessment, and our guide on wash water and residues lists the official sources we have checked.

Can a cleaned garage floor be recoloured?

Yes. Once the floor is clean, sound and free of oil, cracks and small holes can be repaired, the edges along walls and columns cut in by brush, and two coats of synthetic resin paint applied. Communities often consider this when the floor looks tired even after cleaning.

Frequently asked questions

Who should contact you: the administrator or a resident?

Either can make the first contact, but the decision and the instruction usually come from the administrator or the president on behalf of the community. We send the quote and the description of the work to whoever the community designates, in English or Spanish.

Do residents have to move their cars?

Yes, from the zone being cleaned. We work in zones so that only part of the garage is closed at a time. The community informs residents of the schedule; clear notice is the best way to keep the job running smoothly.

Do you paint parking lines and numbers?

No. Marking and numbering parking bays is not part of our work. If the floor is cleaned and recoloured, the community will need a line-marking specialist afterwards. We tell you when the floor is ready according to the product data sheet.

Does the community need a meeting to approve cleaning?

That depends on whether the work counts as necessary conservation or as an improvement under the Ley de Propiedad Horizontal, which the community and its administrator decide. Necessary conservation work does not require prior agreement; improvements need a qualified majority.

How do you deal with oil stains in each parking space?

Oil patches in bays get a targeted treatment before the main wash. Fresh stains usually lighten a lot; old soaked-in stains may leave a shadow. We tell the community in advance what we expect, so no resident is surprised by their space.

Can you clean the garage ramp only?

Yes. Ramps are often cleaned on their own because they are the most slippery part of the garage. We clean them from the top down, look at the drainage channel at the bottom and agree the timing with the community.

Do you work in underground communal garages?

Yes, communal garages managed by a community of owners are part of our work, including underground ones. We check ventilation, water supply, drainage and access during the assessment. We do not work on industrial warehouse floors or private indoor floors.

Do you clean community car parks outdoors as well?

Yes. Outdoor community car parks, access roads and paved areas around the buildings can be included. They often have more organic growth and leaf staining than indoor garages, and they drain differently, which we take into account. Tree-lined spaces usually need more time.

Can you send photos to the community after the work?

Yes. We can provide before-and-after photos of each zone, which administrators often use to report to owners, especially those who live abroad and do not see the garage regularly. Tell us at the quoting stage if the administrator wants photos organised by zone or by level.

Where are you based, and do you work for communities in Málaga city?

We are based in Marbella and work for communities across Malaga province, including Málaga city, Torremolinos, Benalmádena, Fuengirola, Mijas and Estepona. Send the address, photos and area and we will propose dates. We answer administrators in English or Spanish, whichever suits the community.
