Before and after: side yard of mossy pavers, cleaned

Rust, moss, verdín and black algae on outdoor surfaces: a practical guide

Moss, verdín and black algae are living growth that thrives on damp, shaded, porous surfaces, and they lift with careful cleaning but return if the conditions stay the same. Rust is different: it is iron oxide bonded into the surface, it rarely shifts with water alone and it needs a targeted treatment.

Why do some parts of a villa go green while others stay clean?

Parts of a property go green because they stay damp for longer than the rest. On a coast known for sunshine, the difference between the sunny terrace and the shaded path behind the house can be striking.

  • North-facing paths and side yards that get little direct sun.
  • Surfaces under pergolas, trees and dense planting.
  • Areas where irrigation overshoots onto the paving every day.
  • Low spots where water collects after rain or washing down.
  • Pool surrounds, kept wet by splashing and wet feet.

Porous surfaces such as block paving, natural stone and unsealed concrete hold moisture in their texture and in their joints, so they go green much faster than smooth, sealed finishes.

How do moss, verdín, black algae and lichen differ?

These forms of growth differ in how they look and how firmly they hold on, which affects how easily they come off.

GrowthWhat it looks likeHow it usually responds
MossGreen cushions in joints and on rough surfacesLifts well; roots in joints come out with some sand
VerdínThin green film on damp paving and wallsLifts well with an even clean
Black algae and mouldBlack or dark grey spots and streaksUsually lifts; deep spots may leave a faint trace
LichenFlat, crusty patches, often grey or yellowishClings tightly; may leave a mark after removal

From a distance, black algae and old dirt can look alike. A close-up photo in daylight is usually enough to tell them apart.

Owners who return after months away are often surprised by how quickly a pool surround or a shaded path has changed colour. Growth does not announce itself; it builds up gradually, and the first clear sign is usually a slip on a wet step or a dark streak in a holiday photo. A property manager walking the grounds once in a while can flag it early.

How is organic growth removed without damaging the surface?

Organic growth is removed with a pressure wash adjusted to the material, starting with a test patch, and with a targeted treatment on heavy or deep-rooted growth where that is agreed with the owner.

On block paving, moss and weeds in the joints come out together with some jointing sand; the angle and pressure are chosen to keep that loss low. On soft stone, more distance and gentler settings are used. Around pools, the direction of work is planned so water and debris run away from the pool.

Our rust, mould and moss service describes how we work on terraces, paths and pool decks, and the block paving cleaning page covers the joints in detail.

Where do rust stains on concrete and paving come from?

Rust stains come from iron, either in an object that stood on the surface, in water that reached it, or in steel inside the concrete itself.

  • Metal furniture legs, plant stands and barbecue frames left standing on the surface.
  • Railings, gates and their fixings, with rust streaks running down from the base.
  • Irrigation water or wells with iron content, leaving orange tide marks where sprinklers reach.
  • Granular fertiliser spilled or scattered onto paving, which can leave small orange dots.
  • Steel reinforcement corroding close to the surface, with rust bleeding from a crack or spall.

The first four are cleaning problems. The fifth is a sign of a concrete defect and should be assessed as a repair; our sister site on spalling concrete explains that situation.

Why does rust need more than water?

Rust needs more than water because iron oxide bonds into the surface of concrete and stone rather than sitting loosely on top. A jet removes the dirt around it but leaves the orange colour.

A targeted rust treatment acts on the iron oxide, and the area is rinsed afterwards. Treatment strength and contact time follow the product instructions. On coloured or sealed imprinted concrete, the treatment can affect the finish around the mark, so a small test comes first.

Old, heavy rust on very porous surfaces may fade rather than disappear. If a faint mark remains, a recolour after cleaning is one way to make it invisible.

How can regrowth and new rust be slowed down?

Regrowth slows down when the surface dries out faster and stays drier; new rust is avoided by keeping iron away from the surface. No clean changes those conditions by itself.

  • Adjust sprinklers so they water the beds, not the paving.
  • Clear gutters and downpipes that discharge onto paths.
  • Trim overhanging plants that keep a surface permanently shaded and wet.
  • Put pads or feet under metal furniture and pots.
  • Sweep leaves and organic debris regularly, especially before the rainy months.

If a surface is also faded or cracked, a renovation with repairs and two coats of synthetic resin paint leaves it less porous than bare concrete. The patio and driveway cleaning page shows how cleaning prepares for that, and the article on cleaning versus recolouring helps you choose.

Frequently asked questions

Is verdín the same as moss?

Not exactly. Verdín is the Spanish word commonly used for the thin green film of algae that grows on damp surfaces, while moss forms thicker, soft cushions. Both thrive in shade and damp, and both usually lift with a careful clean.

Why do black spots keep coming back on my patio?

Black spots are often algae or mould that grow back where the surface stays damp and shaded. Cleaning removes them, but unless the conditions change, new growth settles in the same areas. Look at irrigation, drainage and shade around those spots.

Can moss damage my paving?

Moss itself mostly causes slipperiness and a poor appearance. Roots of moss and weeds in the joints can, over time, loosen jointing sand and let paving units move. Regular cleaning and well-filled joints keep that in check. Moss on steps also makes them hazardous when wet.

Does pressure washing kill moss roots?

Pressure washing removes moss and much of its root mass from the surface and the joints, but spores and seeds can settle again. It is a removal method, not a long-term preventive treatment. Changing the shade and damp around the surface is what slows the return.

Can rust stains be removed from imprinted concrete?

Often they can be lightened a great deal or removed with a targeted treatment, but the treatment can affect the colour and sealer around the mark. A small test first shows how your surface reacts before visible areas are treated.

What do orange marks around my sprinklers mean?

They usually mean iron in the irrigation water or the system is depositing rust where the water lands. Cleaning removes the marks, but they return unless the sprinklers are adjusted to keep water off the paving. Iron-rich water may also mark walls and pots it reaches.

When is rust a sign of a structural problem?

When rust bleeds from inside a crack or a spalled area, it can mean steel reinforcement is corroding. That needs assessment by a qualified professional. We clean surfaces and carry out minor repairs, but we do not do structural surveys.

Is lichen harder to remove than moss?

Yes, generally. Lichen clings very tightly and can leave a faint mark even after removal. Moss and verdín usually come off more completely. We tell you from your photos which one we think you have. Some lichen marks fade further with weathering after removal.

Does algae on a pool deck affect the pool water?

Wash water from cleaning the deck should be kept away from the pool. We plan the work direction accordingly, and you may want to tell your pool maintenance company when the deck is being cleaned. Debris from the deck can also clog the pool's skimmers and filter.

Should I use bleach on moss?

We do not give DIY treatment instructions or recommend products. Strong chemicals can harm plants, pool water and some surfaces, and residues should not be washed into drains. A professional assessment considers the surface and its surroundings first. Some of those chemicals can also discolour coloured concrete.
